Founded as the exclusive, vertically integrated architecture studio powering Southern California Equity (SCE), Architects Incorporated eliminates third-party execution risk.

We exist to bridge the gap between complex municipal regulations and institutional capital. Working in direct lockstep with SCE’s deal sourcing (Acquisition Targeting System - ATS) and underwriting teams from Day One, our studio answers the four foundational questions of redevelopment before capital is committed:

Case studies like 3401 Exposition (+12,892 SF added) and 1660 Euclid (+45% RSF expansion) prove our ability to manufacture floor area at a fraction of ground-up CapEx.

Fact-Based Scheduling: By managing design, entitlement, and construction administration entirely in-house, we eliminate traditional friction points. We accelerate the delivery timeline, compressing the period from acquisition to Certificate of Occupancy, which maximizes the time value of capital for our partners.

Architects Incorporated is led by seasoned architectural and development veterans who bring over a century of combined institutional experience and a track record of transforming more than $7.5 billion in real estate across 240+ completed transactions. Led by Principal Architect Ilya Kozin (25+ years in creative/tech spaces) and Executive Director Jude Wessels (overseeing over 50M SF across 150+ projects). Over 6.5 million square feet of completed commercial repositioning, specialized creative office additions, and high-complexity urban infill projects throughout Southern California and primary Innovation-Led Cities. Deep experience across high-barrier regulatory environments, ranging from California Coastal Commission mandates and historic restorations to complex zoning variances, seismic retrofits, and high-occupancy assembly entitlements.
